Self-Build Homes

Award winning self-build home

Thoughtful architecture for self-build homes.

Beginning with understanding.

Designing and building your own home is a significant undertaking. For many clients, the process begins not with design ideas, but with questions about feasibility, planning policy, risk and long-term suitability.

We work with private clients on one-off self-build homes across Scotland, supporting projects from the earliest stages through to delivery. Our role is to bring clarity at the outset — helping clients understand what is realistic, how decisions are likely to be assessed and how a considered architectural approach can reduce uncertainty before commitments are made. Each project is approached on its own terms, balancing ambition with restraint and responding carefully to site conditions, policy context and long-term use.

A considered starting point.

Successful self-build homes are rarely the result of a standard solution. They emerge from a clear understanding of context — including landscape, settlement pattern, access, planning policy and use, coupled with the bold vision of an ambitious client.

Rather than beginning with a fixed house type or aesthetic, our work is shaped by careful analysis of constraints and opportunity. This allows design to develop in a way that is appropriate, proportionate and robust, and helps ensure proposals are well-judged before progressing further.

Planning-led design for one-off homes.

Planning judgement plays a defining role in the success of most self-build projects, particularly in rural or sensitive settings. Understanding how policy is applied in practice — not just in theory — is critical.

Our approach is planning-led from the outset. By aligning design thinking with policy, site characteristics and local context early on, we help clients reduce risk, avoid unnecessary redesign and move forward with greater confidence.

Supporting clients at an early stage.

Many self-build clients engage us before land is purchased, or when the viability of a site is still uncertain. We can assist with:

  • Early feasibility and site appraisal.

  • Planning strategy for new homes.

  • Development of one-off house proposals.

  • Navigating the planning process with clarity and realism.

This early involvement allows decisions to be made with a clear understanding of implications, timescales and risk — often before significant costs are incurred.

Good self-build projects are shaped by both place and process. While core principles remain constant, local planning context and interpretation play an important role.

For some areas, we provide more focused guidance to help clients understand how these factors may affect a proposal.

A measured, long-term view.

Every self-build project is different, but all benefit from calm judgement, clear thinking and an understanding of the process as a whole.

We work with clients who value a considered approach and who want to make decisions that will stand the test of time. If you are at an early stage and would like to discuss a potential self-build project, we are always happy to have an initial, exploratory conversation.
