125Architects is based in the heart Dundee.
Our studio is based in a newly refurbished shopfront office, at 125A Nethergate in the heart of Dundee’s cultural quarter, directly opposite Dundee Contemporary Arts Centre.
We are always excited to welcome new clients and collaborators to our space to explore how we may work together.
We work across Scotland, sometimes beyond.
From Dumfries to Argyll & Bute, Fife to Edinburgh and the Lothians, and almost all points in between, we bring experience navigating the various stages of the design and construction process to every project. Whilst Scotland is our home, we will consider projects further afield which present challenging and exciting briefs.
We would love to hear your vision.
Whether you’re imagining a bespoke home, a development project or a creative reuse of an existing building, our door is open. Every project starts with a conversation and we would love to discuss your ideas.

Frequently asked questions.
-
When you work with us, we guide you through every stage of your project — from the first ideas to moving in. We’ll help you shape your brief, visit and assess the site and design every detail of your project. We take care of planning and building warrant applications, prepare the technical drawings and help you choose the right contractor. During construction, we stay involved to make sure everything runs smoothly, is built to a high standard and feels exactly as you imagined when complete.
-
Ideally, as early as possible. Involving an architect from the start ensures your ideas, budget and site constraints are considered from day one. Early input allows us to explore creative solutions, anticipate planning or construction challenges and help avoid costly changes later. It also means you have a trusted partner guiding your project every step of the way — from initial concept to completion.
-
We work on bespoke homes, extensions, renovations, heritage buildings and development projects across Scotland. Each project is treated individually, with care and attention to detail.
-
Our approach is collaborative: we coordinate with planning officers, building control officers and other consultants to secure the necessary approvals efficiently, while keeping you involved and informed so that your vision is realised without compromise.
-
Both Planning Permission and Building Warrants are valid for 3 years from the date of approval in Scotland.
-
Yes we are registered with the Architects Registration Board and a chartered practice with the Royal Incorporation of Architects in Scotland.
-
Fees depend on project type, size and complexity. We provide transparent estimates at outset, so you know exactly what to expect at each stage of the process. For domestic projects fees are offered on a lump sum basis broken down by work stage so everything is clear and easy to understand.
-
Yes. We assist in selecting contractors, reviewing quotes and managing construction to ensure quality, budget, and timelines are met.
We will recommend that you establish a clear, standard form of building contract with your preferred contractor.
-
You’ll be closely involved throughout and we make sure you understand the decisions you’re being asked to make at each stage of the process. Your involvement is crucial to ensure the final design reflects your needs, lifestyle and aspirations. Our article ‘How long does it take to design an extension to my home’ sets out what this might involve at each stage of the process.
-
Even after your project is complete, we remain your point of contact. We make sure all completion certificates are received, resolve any post-completion issues during the defects period and offer advice to ensure your building performs at its best.
