Revitalising Court Square: A heritage transformation in Linlithgow.
Court Square, Linlithgow, presented a unique opportunity to breathe new life into a historic building just off the town’s vibrant High Street. This Category B‑listed former caretaker’s cottage had long been underused and our approach focused on creating a contemporary, flexible office space while celebrating the building’s heritage. The project demonstrates how sensitive architectural intervention can have a positive regenerative effect, supporting both the local economy and streetscape.
Thoughtful restoration that respects history.
Our work at Court Square began with a careful assessment of the building’s original fabric. Every aspect of the stonework, render and timber features was considered, repaired and restored using traditional methods. The external walls were locally repointed, and the rendered surfaces were patched and repaired to preserve their character. A breathable Keim paint finish was applied to give the building a refreshed look while allowing it to “breathe,” an essential consideration for heritage projects.
The flat roofs were renewed, drainage systems updated and modern insulation introduced to improve performance without compromising the building’s appearance. An accessible entrance ramp was thoughtfully integrated, providing inclusivity while blending seamlessly with the overall setting. The driveway was resurfaced with materials sympathetic to the historic context, helping to maintain the cottage’s scale and charm within the broader urban fabric.

Court Square’s impact goes beyond the building itself. Its refurbishment contributes to the regeneration of Linlithgow’s High Street and surrounding area. Inside, the former cottage has been transformed into a light-filled, adaptable workspace. The configuration allows for open-plan working, meeting areas and quiet zones. Repaired cornices, retained proportions and subtle architectural details retain the character of the original building, giving the space a sense of intimacy and heritage that modern offices sometimes lack.
